L&A Rentals: Terms & Conditions

Thank you for choosing L&A Rentals! We're excited to welcome you and are dedicated to making your stay as comfortable and enjoyable as possible.
These Terms & Conditions outline the important details for your booking and ensure a smooth experience from reservation to departure.
Please note: These terms apply to all bookings made directly with L&A Rentals, as well as those made through external booking platforms. They are in addition to any terms specified by each platform and do not replace them.
BOOKING & PAYMENT TERMS
Deposit: A non-refundable deposit of 25% of the total rental amount is required at the time of booking to secure your reservation.
Final payment: The remaining 75% of the rental amount is due 6 weeks prior to your arrival date.
Late bookings: For bookings made within 6 weeks of the check-in date, the full rental amount is due at the time of booking.
Late payments: If payment is not received by the due date, the booking will be considered cancelled, and the cancellation policy will apply.
CANCELLATION POLICY
We understand that unexpected circumstances can arise. Here's a breakdown of our cancellation policy:
Cancellations 30 Days or More Before Arrival: A 75% refund of prepayments will be issued. The remaining 25% deposit is non-refundable.
Cancellations Between 30 and 14 Days Before Arrival: A 50% refund of prepayments will be issued. The remaining 50% of the rental amount is non-refundable.
Cancellations Less Than 14 Days Before Arrival: No refunds will be issued, and 100% of the rental amount will be forfeited.
Please Note: All cancellations must be submitted in writing. The date of cancellation is the date your written request is received.
ARRIVAL AND DEPARTURE PROCEDURES
Check-in: is available between 4:00 PM and 6:00 PM. For arrivals after 6:00 PM, a key box will be available for self-check-in.
Check-out: Check-out is by 10:00 AM at the latest.
If departing earlier, please ensure all windows and doors are closed and leave the keys inside the property.
Luggage storage: Luggage storage is not available before check-in or after check-out.
Early check-in/late check-out: Requests for early check-in or late check-out are subject to availability and cannot be guaranteed. Please contact us to inquire about the possibility.
SECURITY DEPOSIT AND DAMAGES
A refundable security deposit will be held on your card to cover potential damages to the property. This deposit will be released after your departure, provided no damages or additional cleaning charges are incurred.
Should any deductions be necessary for damages, you will be notified in advance.
SEF REGISTRATION REQUIREMENT
In accordance with Portuguese law, all guests are required to submit their passport or identification details for SEF (Serviço de Estrangeiros e Fronteiras) registration prior to arrival. This mandatory procedure facilitates a seamless and efficient check-in process.
ACCOMMODATION DETAILS: SELF-CATERING AND AMENITIES
Our properties are designed for self-catering, offering guests the freedom to enjoy their stay at their own pace.
Upon arrival, you will find a welcome kit containing basic essentials. Please note that these items will not be replenished during your stay.
Bed linen and towels are provided for each guest.
Maintaining cleanliness: Guests are responsible for ensuring the property remains clean throughout their stay. This includes disposing of all rubbish properly and thoroughly cleaning the barbecue if used before departure.
Deep cleaning: Should a deep clean be required upon check-out, this will be considered damage and the associated costs will be deducted from your security deposit.
EMERGENCY CONTACT AVAILABILITY
For urgent matters requiring immediate attention, our contact number is available. However, during non-emergency hours, between 8:00 PM and 8:00 AM, our contact number is reserved for emergencies only.
We encourage you to contact us during regular business hours for non-urgent inquiries. Your cooperation in this matter is greatly appreciated.
HOUSE RULES AND GUEST RESPONSABILITIES
We are pleased to welcome you and hope you enjoy your stay. To ensure a pleasant experience for all guests, we kindly request that you adhere to the following house rules:
Noise considerations: To ensure a peaceful environment for all residents, please be mindful of noise levels, especially between 10:00 PM and 8:00 AM. Excessive noise may result in consequences.
Pets: are strictly prohibited unless prior approval is obtained. Failure to comply with this policy will result in penalties or cancellation of your reservation.
Maximum occupancy: Only the guests listed on the booking are allowed to stay at the property. Hosting unauthorized guests or exceeding the occupancy limit may lead to penalties or cancellation of your booking.
Smoking: is strictly prohibited indoors. Designated outdoor smoking areas are available for your convenience. We kindly request that you dispose of cigarette butts responsibly in the designated receptacles. Please note that any damage caused by indoor smoking will be charged at the full replacement cost.
Cleanliness and rubbish disposal: We kindly request that you keep the property tidy throughout your stay and dispose of waste in the designated bins. Recyclable items should be separated where applicable.
Property care and responsibility: Please treat the property and its contents with respect and care. Any accidental damage should be reported to us immediately. Deliberate or negligent damage will result in deductions from your deposit.
Barbecue cleaning: If you use the barbecue, please clean it thoroughly before your departure. A deep clean may be charged as damages if left in an unacceptable condition.
Shared spaces: All guests are expected to maintain a respectful and considerate atmosphere in communal areas, such as pools and gardens. This includes keeping noise levels to a minimum and ensuring the cleanliness of these spaces. Please adhere to any posted rules and regulations governing the use of these areas.
Access to the property: We reserve the right to access the property at any reasonable time for essential repairs or emergencies. We will always inform you beforehand and aim to cause minimal disruption.
Consequences of rule violations: Failure to adhere to these rules may result in penalties, deductions from your deposit, or eviction from the property. In such cases, refunds will not be issued.
LOSS OF FACILITIES
We want you to have a wonderful time during your stay! While we strive to provide uninterrupted access to all amenities, please note that occasionally, certain facilities like the pool, gardens, gym, or internet may experience temporary disruptions due to maintenance, technical issues, or unforeseen circumstances.
We understand this can be inconvenient, and we'll do our best to keep you informed of any scheduled maintenance that might affect your stay.
BUILDING WORKS DISCLAIMER
While we make every effort to ensure a peaceful and enjoyable stay, we cannot guarantee that there will be no nearby construction or building works during your visit. These activities, often carried out by third parties, are beyond our control. This may include noise, dust, or limited access to certain areas surrounding the property.
Whenever possible, we will notify you in advance of any known or scheduled works that may affect your stay. However, we are not liable for any disturbance caused by unforeseen construction activity.
COMPLAINTS
We are committed to ensuring your stay is as enjoyable and trouble-free as possible. If you experience any issues or have concerns during your stay, please inform us immediately so that we can address the problem promptly. You can contact us via email.
Please note that complaints raised after your departure cannot be addressed, as we require the opportunity to resolve any issues while you are still in residence.
